  • SITE INVESTIGATION:

    Check the possibilities of the land acquisition from common areas to like pond, lake, canals, grassing land, burial ground, civic community etc..
  • NATURE OF PROPERTY AND LAND:

    Confirm the land/property type as per Government norms.
  • PATHWAY & ENTRANCE INVESTIGATION:

    Details of the pathways should be verified whether common and civic area are surrendered to local bodies.
  • CROSS VERIFICATION OF AUTHORISED GOVERNMENT FMB & LAYOUT MAP WITH COMMERCIAL LAYOUT MAP:

    Verify the authorized government FMB and approved (CMDA and DTCP) layout with the commercial layout given for the property.
  • GENUINITY OF PROPERTY/ LAND:

    Check the property location as mentioned to the buyer on his site visit.
  • SITE FEATURE FEASIBILITY OPINION:

    Analyze on possibilities of new Government proposal and private proposal which will have an impact in return on investment (ROI).
  • OWNERSHIP RIGHTS VERIFICATION:

    Check whether it is owned by legally Real Owners or Agents.
  • AUTHENTICITY APPROVALS AND BUILDING CONSTRUCTION:

    Check the approved plan and match constructed structure to check unauthorized construction, FSI(Floor Space Index) deviation, UDS(Un Divided Share).
  • PROPERTY GUIDELINE/ MARKET VALUE/ RENTAL VALUE CONFIRMATION SERVICE:

    Check current date property guideline/market/rental values as per the Government & market trends.
  • LEGAL HEIR / SUCCESSION CERTIFICATE:

    Legal heir ship and succession certificate details should be checked in a detailed manner.
  • MEASUREMENT OF LAND:

    The measurement of land should be cross verified with the government records and sale records.
  • PATTA:

    The Government records and allotments of the particular property has to be checked.
  • ENCUMBRANCE CERTIFICATE VERIFICATION:

    Verify the ownership of the property as per the Government records.
  • REGISTRATION LAPSES AND MANAGEMENT:

    Verify whether all the structures, trees and amenities inside the property is clearly mentioned in the deed.
  • CONFIRMATION OF TAX:

    Verify and confirm whether the taxes such as property tax, water tax, sewage tax, etc are paid till date.
